Services for commercial properties

Grounds maintenance. Scheduled mowing, trimming, edging, and blowing off walks and parking areas, so the property looks cared for when tenants and customers arrive. Commercial schedules can be weekly, biweekly, or custom, set to what the property needs.

Seasonal cleanups. Fall leaf removal and spring cleanups for lawns, beds, and the edges of parking areas, where leaves and debris tend to collect. See seasonal cleanups.

Snow. Plowing of lots and drive lanes, and clearing of entrances and sidewalks. More below and on the snow removal page.

Hardscape repair and installation. Sunken pavers at an entrance, a failed walkway, a leaning retaining wall, or a new patio for a tenant area. MDK repairs and builds hardscape with the same base work used on residential jobs. On a commercial site, a single sunken paver or heaved slab at a door is a trip hazard with the owner's name on it, so repairs at entrances and along walks are worth scheduling before they become a claim. See pavers and hardscaping.

Planting and mulch. Seasonal mulch, shrub pruning, and replacing dead plantings in entry beds and islands. See gardening and planting.

Commercial snow, with liability in mind

On a commercial property, snow removal is a liability question as much as a convenience. A slip on an untreated walk or an icy entrance is the owner's problem, and knowing when the property was serviced matters if a claim comes in.

That is why commercial snow work needs a clear plan before the season starts: which areas get plowed, which get shoveled, in what order, and at what trigger depth. Entrances and accessible routes come first so the building can open.

Before the first storm.

Curbs, islands, hydrants, drains, and speed bumps should be marked so the plow can find them under snow. The snow storage areas should be picked: away from storm drains, out of the sight lines at the exits, and off the parking spaces the property needs. Piles placed where meltwater runs across a walk refreeze overnight, so where the snow goes matters as much as getting it off the pavement.

Ramps and accessible routes.

Ramps, curb cuts, and accessible parking spaces need the same priority as the front door. A cleared entrance does no good if the ramp leading to it is still buried.

Refreeze.

On commercial walks, snow that melts during the day often refreezes overnight into a thin layer that is hard to see. Walking surfaces need attention after the plowing is done and again before opening.

How service works for property managers

One point of contact.

Property managers deal directly with Mark, the owner, who walks the property, prices the work, and handles the billing. The fastest way to reach him is a call to (845) 642-1980.

Scheduled visits.

Maintenance runs weekly, biweekly, or on a custom schedule agreed at the start of the season, so tenants and managers know when the crew will be on site.

MDK's own crew.

The crew on the property is MDK's own, not subcontractors. MDK does not hand commercial work off to another company, so the people on site are people Mark hired.

One vendor for every season

Most commercial properties hire one company to mow, another to clean up in the fall, and a third to plow. Each vendor means another contract, another insurance certificate, and another person to chase. MDK handles all of it, spring through winter, so the property manager has one relationship for the whole year.

A company that mows the property all summer also knows it in winter: where the curbs are, where water collects, and which entrance gets used first in the morning. That knowledge carries straight into the snow plan, and into the fall cleanup that clears leaves out of drains and islands before the first storm.
